Attorney, Byron Benevento, claims that Kier Property Management has excellent tenant selection skills and ability and that no tenant selection policy carries a 100% success rate...

I decided to put this claim to the test and see for myself, 
how credible this statement really was.

On November, 2009: ~ 

Only 6 of the 14 units housed the same residents that were living there when I bought the building in November 2005.

Of the 8 units that held new tenants on November 30, 2009: ~

- have been evicted since November 30, 2009  
- has been on the chopping block on several occasions; and   
- is actually a good tenant who follows the rules and stays out of trouble.   
  
Doesn't say much for that tenant selection theory - Does it?

Out of all of the tenants that Kier placed at my building since I bought it in 2005, all but one have been evicted for serious infractions of their lease and/or the law...

Now what was Mr. Benevento saying about his client's 
tenant selection abilities???

ACCORDING TO THE STATEMENT FROM KIER'S ATTORNEY
Kier has excellent tenant selection abilities...
Apparently, they just weren't using them in THIS case.

Of the new tenants that Kier had placed in my building in 4 years, I have had to evict a whopping  90%  of them for a multitude of infractions ranging from:
  • Illegal drug activity;
  • Prostitution;
  • Working while claiming to be unemployed;
  • Gang related activity;
  • HUD fraud;
  • Vandalism;
  • Committing hate crimes against other residents... and the list goes on and on. 
IN TOTAL, THESE FINE EXAMPLES OF KIER'S EXCELLENT TENANT SELECTION ABILITY,
HAVE CAUSED OVER $75,000 IN DAMAGES TO THE BUILDING AND
KIER WAS TOTALLY UNAWARE OF IT...
or were they?
