Ogden City Code Enforcement
VIOLATIONS

Although Kier Management claims that they appropriately and competently managed and maintained my property, the following code violations and photographs taken by the Ogden City Code Enforcement Officer, clearly contradict those claims and further indicate that Kier had more than a little trouble gaining the cooperation and compliance of the residents, as the building was cited 3-times over a 17-month period for having household furnishings such as couches and mattresses placed out by the dumpster and trash littering the property, in direct violation of Ogden City Code.

KIER MANAGEMENT AVERAGED A CODE VIOLATION EVERY 5-MONTHS.
NOT A VERY GOOD RECORD FOR A COMPANY THAT HAS BEEN
MANAGING PROPERTIES FOR 30+ YEARS

Just 3-days after the brutal and violent rape of a tenant in her unit, it appears that EVERYONE was watching the building, except the people who were being PAID to watch it.  
Kier received this City code violation on April 08, 2008.


THIS is a disgrace!  
After being cited by the City of Ogden just 2-months earlier, THIS is how Kier continued to maintain my property. Trash everywhere, running out into the street, water being wasted due to a leaking sprinkler valve, weeds unabated and a prostitute who had been living at the building for 17 years.


At least Kier was consistent... CONSISTENTLY NEGLIGENT
Tenants are still placing furnishings out by the dumpster, opportunistic weeds are still unabated and 1 of 5 shattered windows that Kier allowed to remain that way for over 2 months, exposing the unit to October and November weather in Utah.
Two Months Later
On November 30, 2009, this window was still broken out, along with 4 others in this unit alone.
It is PAINFULLY OBVIOUS that Kier Management was ROUTINELY in the habit of neglecting this property until Ogden City forced them to do something about it.



2011 COMPARISON 
In this photograph taken by Google in August, 2011
The building is being maintained and cared for as it should be.
There is no trash littering the property. No leaking sprinkler valves.
No broken out windows, and the lawn is well manicured...
...but then Kier wasn’t managing the building when this photo was taken.

This is the way that Kier Management represented that the building would be taken care of.
This is also the way Kier represented to me that the building WAS being cared for.
Pretty hard to explain those other photo’s on this page. 




Not that anyone has ever accused Ogden City inspectors of being overly, "On the ball"...
This is a complaint, received by Ogden City Building inspectors on January 08, 2003
indicating that, "waste was leaking from the ceiling".

Guess what else this complaint indicates?
It was never followed up on, signed off, or resolved.
WAY TO GO KIDS!

In the 18 months since taking over management  
of this building, we have received:
NO Code Enforcement Violation Notices.

60 months with Kier:      =    3 Violations
18 months without Kier:  =  0 Violations

Hmmmm...
Looks like they ONLY thing Kier is competent in is:
